Rental Terms and Fees

We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.

We offer lease terms starting from 6 months, with short-term leases (6-11 months) incurring an additional $300 premium per month. Longer lease terms, such as 12 months or more, are also available.

Residents are responsible for all utilities, including water, sewer, trash, gas, and electric. These utilities are based on usage and billed through the resident portal each month. Additionally, there is a $150 monthly fee for the Tech & Convenience Bundle, which includes high-speed internet, smart home features, valet trash removal, and more.

Rent is due on the first of each month, but we do have a three-day grace period. If rent gets paid on the 4th of later of the month you will be charged a $150 late fee. We accept payments via the online Rent Café Portal with a debt or credit card. You can also link you bank account to make monthly payments.

Yes, a security deposit is required. The amount is a minimum of $500 or equal to one month's rent, depending on the screening results of your application. The security deposit is refundable within 30 days of your move-out date, provided there are no damages beyond normal wear and tear and your final water/sewer bill is settled. To ensure you receive your refund, please provide your forwarding address to the leasing office.

Yes, there are a few additional mandatory fees:
1. Application Fee: A non-refundable $50 application processing fee for each applicant over the age 18.
2. Admin Fee: A $150 admin fee required to finalize any lease. This fee is non-refundable if the application is denied.
3. Convenience Package: A required $150 monthly fee that includes high-speed Wi-Fi, valet trash service, and smart home features.

Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.

Policies and Rules

Yes, renters' insurance is required by the property.

Guests are welcome, but we do ask that overnight guests must park in amenity parking spaces.

Yes, pets are allowed! We welcome both dogs and cats with no weight limit for dogs. However, there are breed restrictions, including Akita, Alaskan Malamute, Bullterrier, Cane Corso, Chow, Doberman Pincher, German Shepard, Great Dane, Husky, Pit Bull, Presa Canario, Rottweiler, Staffordshire, St. Bernard, Terrier, and Wolf Hybrid. There is a one-time $300 pet fee per pet and a $30 monthly pet rent per pet. Vet records and a photo are required prior to move-in.

Your lease agreement requires a written 60-day advance notice.

We require a 60-day written notice to vacate and the Lease buy out fee is equal to two months of rent. This is due at the time of your written notice.

Amenities and Services

All our amenities are inclusive to residents. This includes the pool, hot tub, clubhouse, fitness center, pickle ball court, dog park, pet spa station, walking trail, and fire pits.

Yes, there is additional parking available for guests. The parking is unassigned and available on a first-come, first-serve basis, with no extra cost.

Our maintenance team is available Monday-Friday 8am-5pm and someone is available 24/7 for maintenance emergencies.

Yes, our community offers EV charging stations for residents.

Property Details

While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. We do have relationships with reliable partners that we can refer.

All our available apartments come fully equipped with state-of-the-art appliances.

Well-lit living spaces and modern amenities are apparent from the moment you step through the door of any of our one-, two-, three-, or four-bedroom apartments.

You can submit a service request via the resident portal app or website. Generally, we aim to complete these requests within 24/48 hours.
